It takes a lot of time and effort to manage a rental property. Allow Wasatch Leasing & Property Management to take care of your property so that you can have more free time while also knowing that your investment is secure.

 
 
  • Our operations are structured to shorten response time: all property managers have visibility into all properties. Should an owner or tenant reach out to us, any available property manager will be able to assist with questions or requests.

  • We will communicate with you via email, text message, and phone call as agreed upon during our one-on-one meeting. All homeowners and occupants have access to an online portal where they may submit maintenance requests and contact us as needed to follow up on those requests or for any unexpected technical help.

  • If rent is not received on or before the 5th of the month, we serve a three day letter to pay or vacate notifying the tenant that payment must be made promptly. If no response is received within approximately three business days, we can file an eviction. At the eviction filing, the county clerk will set a court date, usually within 15 to 21 days.

    For an uncontested eviction, the process from beginning to end will usually take about 30 days. The court costs of an eviction, which can be as much as $200, are the responsibility of the tenant. The court costs are paid initially by the property owner and then we charge the tenant for the costs to reimburse.

    Wasatch Leasing & Property Management does not charge any fees for their eviction services to the property owner unless it proceeds past the normal Justice of the Peace Court. You pay only court costs and attorney fees if required. We will work with our collection agency to collect every dollar owed by a defunct tenant.

  • The Wasatch Leasing & Property Management eviction attorney files the appropriate paperwork with the court system. We will continue to work closely with the attorney to determine the court date, date of possession, judgment amount, trial date, and Sheriff’s service date.

  • We collect license and insurance information from vendors and keep them on file. We also collect their W-9s so that we can provide 1099s to vendors at the end of each year, saving you the hassle and making your year-end taxes for your investment property as easy as possible.

  • Setting criteria helps Wasatch Leasing & Property Management avoid issues like late or lost payments, complaints from neighbors, criminal activity, or eviction. Here are the factors we consider for potential tenants:

    • Minimum credit score

    • Healthy credit history

    • Proof of employment

    • Ability to pay the security deposit and first month’s rent

    • Clean background check

    Here are the red flags that could indicate potential problems in the future:

    • Unstable employment history

    • Evictions

    • Bankruptcies

    • Late or missing payments

    • Criminal history

  • The property owner’s name and contact information will always remain confidential with our company.

  • Many factors go into each request, and we cannot set a firm schedule. However, we typically contact the resident the same day we receive the request to assess the situation and determine the proper course of action. Emergencies are responded to immediately.

  • We know that the best method for advertising a rental is to list it in as many locations as possible. As a result, we have the most direct agreements with listed websites in our markets. Our direct syndications are:

    • Zillow Network

    • FB Marketplace

    • Appfolio

    • KSL Classifieds

    • MLS

    • Trulia

    • Hotpad

  • We charge our tenant placement fee when we have a signed lease agreement and the security deposit is credited to your account. Fees are withheld from the first month’s rent.

 

Tenant FAQs

 

When it comes to your physical and mental health, your living conditions at home can make a big difference. It's important to know your rights and responsibilities if you rent a home. The relationship between a landlord and a renter can be tumultuous. Allow Wasatch Leasing & Property Management to take care of you.

  • Below are our general qualifications for applicants:

    • 3x base monthly rent in gross income ratio.

    • Rental history and background check

    • Last two pay stubs, bank statements, or tax returns

  • 1. If you haven’t already, please provide us with your email address.

    2. You will receive an email containing a link to set up your password. Check your spam folder and/or junk mail filters if you did not receive it. For questions, see Contact Us.

    3. Log in to the Tenant Portal and click “Make a Payment.”

    4. When you see the pop-up dialog box asking you to select your preferred payment method, select either:

    • E-Check: Pulls funds from your checking account (you will need your bank routing and account number. The online payment fee is instantly rebated – there is no cost to you).

    • Credit/Debit Card: Charges your credit or debit card as a credit card charge (you will need your credit card information. The online payment fee will be assessed based on the payment amount).

    5. You will be prompted to enter the appropriate card or bank information and the amount you want to pay.

    6. Once you click “Make This Payment Now,” your payment is immediately processed, and you will receive an online confirmation and an email confirmation.

    All other payment options have been sent to your email.

  • The Resident’s security deposit will be refunded in full if all of the conditions of the Rental Agreement under Section 1.5 are fulfilled.

  • The rental agreement states that tenancy may be terminated at any time by either party. If termination occurs before the initial agreed upon lease period, an Early Termination Fee equal to 130% of the monthly base rent will be paid by the terminating party.

    Terminating Party must give to the other party not less than 45 days prior notice in writing. The Early Termination Fee is due in full no later than thirty (30) days prior to move out.

  • Your safety and the condition of your home are our biggest concerns. We evaluate routine maintenance checks quarterly so we can change HVAC filters as well as smoke and carbon detector batteries.

  • Pets are welcome with an additional refundable deposit and small monthly fee based on size, age, and breed.
