Rent Collection

Getting your rent on time should no longer be a problem. We'll collect rent, process payments, and put money in your account quickly and easily through electronic means.

Statements Preparation

We send you monthly and annual statements and a tax report at the end of the year. You can get more reports if you ask for them, and you can access all of them 24 hours a day through your online portal.

Utility Coordination

We'll make sure that all of your utility services are coordinated. Once we have access to your utility account information, we can pay or take care of your monthly payments to ensure you have power when you want it.

 

Property Maintenance

We will coordinate all maintenance needed for the property. Tenants can report issues 24 hours a day by creating a work order through their tenant portal or by calling us. We take care of urgent issues within 24 to 48 hours; most other issues are generally resolved within a week.

Legal Support

We can help you figure out how to deal with difficult tenants, help you understand government rules, answer your questions, and handle the uncomfortable legal eviction process. We'll partner with our legal experts if we can't answer your questions.

24/7 Client Support

We are available to you and your tenants 24 hours a day through our client care line—no voicemail or endless wait times, but actual humans. Non-emergencies are addressed Monday through Friday between 5 a.m. MST and 8 p.m. MST. We will be there for you when you need us. Compare us to the competition.

  • We have structured our operations so that all property managers have visibility into all properties, this shortening response time and increasing customer satisfaction. Should you or the tenant reach out to us, any of our property managers should be able to assist with any questions you or the tenant may have.

  • We will communicate with you via email, text message, and phone call as agreed upon during our one-on-one meeting. All homeowners and occupants have access to an online portal where they may submit maintenance requests and contact us as needed to follow up on those requests or for any unexpected technical help.

  • If rent is not received on or before the 5th of the month, we serve a three day letter to pay or vacate notifying the tenant that payment must be made promptly. If no response is received within approximately three business days, we can file an eviction. At the eviction filing, the county clerk will set a court date, usually within 15 to 21 days.

    For an uncontested eviction, the process from beginning to end will usually take about 30 days. The court costs of an eviction, which can be as much as $200, are the responsibility of the tenant. The court costs are paid initially by the property owner and then we charge the tenant for the costs to reimburse.

    Wasatch Leasing & Property Management does not charge any fees for their eviction services to the property owner unless it proceeds past the normal Justice of the Peace Court. You pay only court costs and attorney fees if required. We will work with our collection agency to collect every dollar owed by a defunct tenant.

  • The Wasatch Leasing & Property Management eviction attorney files the appropriate paperwork with the court system. We will continue to work closely with the attorney to determine the court date, date of possession, judgment amount, trial date, and Sheriff’s service date.

  • We collect license and insurance information from vendors and keep them on file. We also collect their W-9s so that we can provide 1099s to vendors at the end of each year, saving you the hassle and making your year-end taxes for your investment property as easy as possible.
